STAR POWER Conference Exhibit

After becoming an approved STAR POWER Star-Recommended Supplier at the beginning of the year we were given the opportunity to participate in their yearly conference in Murfreesboro, TN July 25-28. Being our first Trade Show for BoomTown, we were really excited to be involved!

While manning our booth at the exhibit we were overwhelmed by all of the positive and passionate feedback we received from our clients. It was great to finally put a face with a name for those clients! Our clients were walking testimonials for us all throughout the conference. We really want to express our true appreciation for those clients who came, supported us and spread a good word about BoomTown.

Also at the conference there were an abundance of breakout sessions taught by STAR POWER Star’s. We are fortunate enough that some of our clients were guides for some of those breakout sessions. We would like to congratulate some of our Star clients who are in the top of the field and were asked to present sessions at the conference. Just to name a few we had clients Zac Pasmanick, Craig Hartranft, Rita Driver, Noel Bittinger, and Todd Crockett leading breakout sessions. Way to go guys and gals!

Overall we had an awesome experience at the 2010 STAR POWER Conference. A big thanks to our clients and the conference attendees who made us feel welcome. We are looking forward to meeting more clients and potential clients face-to-face when we head to Mega Camp in September. We hope to see you there!

The Winter Olympics kicked off in Vancouver this week which got me to thinking… how have the Olympics affected the Real Estate industry? Here’s what I found:

Toronto’s condo market experienced a record shattering demand in the 4th quarter of 2009. There were 36% more condos sold than in the third quarter, making it the third-highest quarterly total on record. Despite a dismal start to 2009, the year finished up 2% over 2008! This is in part due to Olympic buzz but general economic improvement is also thought to have caused this spike.

More important than how the Olympics games have affected Vancouver’s Real Estate Market is how will the games affect the Real Estate Market. Many view the Olympic Games as one big publicity campaign for the host city. And with pictures like these, who wouldn’t want to visit Vancouver.

More than just drawing tourists and potential buyers, the Olympic Games bring urban regeneration and new construction. In the case of Vancouver, the Athletes district was previously a warehouse district on the edge of downtown. Now, 16,000 residents are expected to inhabit the area once the games are over and improvements like high-way construction, skytrain extensions and new event venues will benefit the entire region for years to come.

And what about those Olympic Game Rentals? Just before the Olympics kicked off it was estimated that the average price per bed has fallen from $500 per night to less than $300. According to Lorraine Stekl, who handles rentals for Breakaway Vacations, that’s just around what these properties would rent for even when the Olympics are not in town.

I bet you thought we had forgotten about you, BoomTown Blog. But fret not! We’re making a mid-February resolution to keep you updated on a more regular basis. Before we get into new news, here’s how BoomTown closed out 2009.

We attended the 6th Annual Charleston Digital Corridor Networking Bash. It was a great way to end the year celebrating with the rest of Charleston’s hard working technology sector. The Charleston Digital Corridor was founded in 2001 to serve as a creative effort that supports Charleston’s knowledge economy. On the heels of this year’s big Oscar festivities, we’re proud to announce that BoomTown has been officially approved as a STAR POWER Star-Recommended Supplier! STAR POWER is a sort of powerhouse think-tank for elite real estate professionals across the United States. From their website,

Our good buddy down in Hilton Head, Chip Collins of Collins Group Realty, is a Star member and he very graciously introduced us to this forward-thinking group of agents and brokers. BoomTown HQ Back in the Day

Via the excellent Shorpy.com site, a photo of downtown Charleston, SC from 1865. Way back in the back there, is the Faber House, aka BoomTown HQ. It’s neat enough to look at old photos (for me anyhow..), but extra neat when you’re sitting in that house 150 years from when the pic was taken.

Exit Real Estate Gallery

We’ve been a bunch of headless chickens over here at BoomTown HQ. We’re proud to annouce our new Jacksonville, FL client Exit Real Estate Gallery. They’ve been an absolute pleasure to work with, and were a great test of the BoomTown system. Most of the system updates we’ve made over the last month or so were to the Leads Management System, so nothing really pubicly visible, but we did come across an enlightening article from MIT recently: MIT Lead Response Management Study. It’s amazing how quickly your chances for success drop as each minute goes by.

Market Trends

We decided early on that we’d use the data we had in the system in ways that we don’t normally see in the broker website arena. One feature is Market Trends. Since we have all the listing data, why not average it out and see what it’s doing over time to give folks a snapshot of an area? We’re set up so that we can run these trend reports on areas as small as a neighborhood, or the entire MLS area. It really gets fun when you get into things like average price per bedrooms, and most viewed properties.

We see more and more buyers starting their house hunting process early, and over a year or more gathering info on what areas they like, and what types of houses are available in a certain price range. The Market Trends are a great tool for this scenario and help to quickly get the lay of the land for an area and I can imagine we’ll start seeing this sort of thing more and more often as broker websites get more advanced.
